The Sugar Land real estate market is doing much better
than the rest of the country. While the number of homes sold
has dropped this year--not as many homes are being bought and
sold as last year--the average price on homes has increased from $223,600
in 2009 to $230,800 in 2010. In fact, the average home price
in our area has increased every year since
1993.
So, while it may take a little longer than it used to
when selling real estate in Sugar Land Texas, your home price should be at least
maintaining its value...if not slightly increasing each
year. Of course this depends on many factors and cannot be
guaranteed. But generally speaking, Fort Bend County (and
the Houston metro area in general) does not have the huge
real estate "bubbles" therefore, it does not go through huge
real estate "busts."

Keep in mind that the Sugar Land real estate
market is constantly
changing. The way we determine the type of real estate
market we're in (Buyer's market vs. Seller's market) is
based on the amount of inventory (homes available for
sale) currently available. Six months of inventory is
consider "equilibrium"--neither a Seller's or Buyer's
market. A Buyer's market is consider to be 7 months or
more of inventory. This is where the demand for homes is
somewhat less than the supply of homes...and where
Buyers may have more "say" over house prices than
Sellers. A Seller's market is consider to be 5 months or
less of inventory. This is where the demand for homes
is somewhat greater than the supply of homes...and where
Sellers may have more "say" over house prices than
Buyers.
