real estate agents just show houses. While that
is one of the services I provide, there are at
least 100 more per transaction! My Buyer Clients

Detailed Home Buyer Analysis
When I begin working with
you, one of the first things I do is conduct a thorough
"Buyer's Analysis." This helps me to get a complete
picture of what you want in a home and helps me to
understand your buying goals. And this helps me to stay
on track and only show you homes that actually fit your
criteria.
Home Buyer Readiness Report
I can also provide my
"Home Buyer Readiness Report" which will help you with
estimating your loan qualification amount, your expected
down payment, your closing costs, and the new mortgage
payment.

Home Tours
As I take you on home
tours, I will provide you detailed information on homes
of interest including the number of days it's been on
the market.
Detailed Home Report BEFORE You Buy
Before you make the
decision to make an offer on a home, I will perform a
comparative market analysis (CMA) so that you know how
the price of the home of interest compares to the other
homes in the neighborhood. This may prevent you from
paying too much for a new home.
In addition to the CMA, I
thoroughly research and then provide a 15 to 20 page
report on your home of choice, before you make an
offer. I want you to have as much information on a home
as possible before you buy it.

Contracts and Negotiations
Once you decide on a house
to buy, I will carefully prepare the Offer to Purchase
contract and submit it to the Seller's REALTOR (listing
agent). I will then help you with the negotiation
process with the Seller. Your objectives will be my
objectives; your goals, my goals.
Up-To-Date Reports
I will always keep you
informed with phone calls, texts, and emails...including
providing you with weekly reports (if necessary).
Effective communications is one of my trademarks.
Home Inspections
Once you and the Sellers
agree on a deal, then I will help you with home
inspections and, if necessary, repairs. We want to make
sure that we know the accurate condition of the home
before you buy it.
Title Companies and Closings
I will also help you with
the Closing/Settlement process handled by a neutral,
third-party Title Company. I carefully review most
closing documents to try and ensure their accuracy.
NOTE: I am
prevented by law from offering legal advice on these documents,
so I recommend that you seek the advice of an attorney on your Title
documents.
Moving Survival Kit
When you "Close" on your new home,
I will provide you with my famous "Moving Survival Kit" which contains the
necessary items you need (but are usually packed) on moving day: toilet paper,
soap, towels, trash bags, etc. It may not be glamorous, but it is VERY useful.
Just Moved Video
I will also photograph your home
after you are settled and create a "Just Moved" video that you can email to all
your loved ones. This is a wonderful way for you to show your new home to
friends and family who don't live close-by.

Monthly Home Maintenance
After the sale I stay
in touch by sending you a Monthly Home Maintenance list and other items of value
that will help you as a home owner. I usually become friends with my clients,
and I enjoy keeping in touch with them.
